Notices to Quit are now only good for 60 days from the termination date in the notice.
This means that the eviction action must be started within 60 days of the termination date or a new notice must be sent to the tenant.
You may also accept rent from a tenant when you have sent a no cause notice or a breach of lease notice. If a tenant is under eviction, it is a good idea to send them a receipt indicating that the payment of rent does not stop the eviction.
